We offer our Sellers a variety of Listing Plans and Listing Options along with Buyer Agent Services.

In cooperation with all Utah Licensed MLS Member Agents, we post 100% of our listing on the MLS System.


Our Listing Agreements do vary.  We do recommend to our Seller Clients to allow us to offer a cooperative incentive to Buyer Agents over the MLS posting. This posted incentive amount is recommended to equal or exceed competing properties; however this amount may vary depending on the Sellers desire and ability. Per Utah REPC Section 5, Buyer Agents are instructed and required to have a Buyer Broker Agreement with their clients denoting the amount of incentive the Buyer Brokerage will receive upon closing. If the buyer agent commission ("BAC") offered over the MLS as a cooperative incentive BAC is less than the amount on your Buyer Broker Agreement,  The Buyer agrees to pay the difference at Closing.   The Buyer and Buyer Agent may seek the difference in the REPC offer as with any other Buyer Closing Cost.  (See: REAL ESTATE BROKERAGE PAYMENT ADDENDUM)

Real Estate Commissions are negotiable and are not established by law.


If you are representing a Buyer on any of our listed properties;  We are the Agent of the Seller.

The Utah Division of Real Estate requires that offers and counter offers are to be presented through the Listing Broker: Email:    Listing information provided by Seller, Info deemed reliable; Buyer or Buyer's Agent to verify all listed MLS info. 


In the event of a short sale transaction, the Brokerage Fee allowed by Lender will be split evenly between Buyer and Listing Brokerage.

Utah Senate Bill 56, passed May of 2005 instructs all licensed agents, that they will represent their clients with certain minimum levels of service. 

View the Showing Instructions and Agent Remarks on MLS Listing: Listing Broker may offer Cooperating Brokers authority to contact and/or negotiate directly with Seller. However ALL documents shall be copied to Listing Broker for review. Listing Broker will advise Seller without added fee, as required by the Utah Division or Real Estate

Licensee Conduct A principal broker and licensees acting on his behalf who represent a buyer shall have a written buyer agency agreement with the buyer defining the scope of the agency.

Without an Executed Buyer Broker Agreement the Buyer is simply a customer, not a client.
